What counties do you cover?

We currently cover Sarasota County, Florida, including all incorporated municipalities — Sarasota, Venice, North Port, and unincorporated areas including Siesta Key, Casey Key, Manasota Key, and Englewood.

We are expanding to Manatee County (Bradenton, Longboat Key, Anna Maria Island) and Charlotte County (Port Charlotte, Punta Gorda, Boca Grande) shortly. Email us at orders@coastalfloodrisk.com to be notified when your county is available.

How long does a report take?

Reports are typically delivered within 2 hours of order submission, and usually considerably faster. Our pipeline queries live federal APIs and generates the PDF automatically — there is no manual processing queue.

During high-volume periods or if a data source is temporarily slow, delivery may take slightly longer. If you haven't received your report after 2 hours, email orders@coastalfloodrisk.com and we'll follow up immediately.

What if my address isn't found?

Some newer subdivisions, vacant lots, or non-standard addresses may not resolve in the Sarasota County parcel database. If your address isn't found, we'll contact you within 1 hour to confirm the correct address or parcel ID.

You can also speed things up by including the parcel ID from the Sarasota County Property Appraiser's website (sc-pa.com) in your order notes. No charge is applied if we can't locate the parcel.

Is this an official FEMA flood determination?

No. This report is an informational analysis derived from publicly available federal datasets — it is not an official FEMA flood zone determination, an elevation certificate, or a Letter of Map Amendment (LOMA).

For lender-required flood determinations, a Standard Flood Hazard Determination Form (SFHDF) must be obtained from a certified flood determination provider. For property-specific BFE confirmation, an elevation certificate from a licensed surveyor is the authoritative document.

Our report is designed to inform that decision — giving you the data to know whether a formal determination or elevation certificate is worth pursuing before you order one.
